So the question is, who is looking out for you? You trust your agent to have your best interest first but the homeowner is looking out for their own best interest.
You have walked through the home thinking this is just what we have been looking for, but your dream home may be hiding serious defects you can’t see. Take a look at some of the pictures under the Existing Home tab.
To keep from buying “The Money Pit”, you need a Professional Home Inspector that is looking after "your" best interest. Someone who is inspecting this home as if they are going to purchase it.
But, how do you know who to choose?
In the state of Texas, all home inspectors are required to be licensed by TREC (the Texas Real Estate Commission), but does this mean they are an experienced Professional Home Inspector.
No, it just means they have completed the requirements to pass the state exam.
Here is a list of questions you may want to ask as you interview home inspectors.
1. Can you explain your inspection process
2. How long does it take for the inspection (average is about 3 hours for 2000-2500 sf)
3. What type of report do you provide (checklist or narrative)
4. Do you have a sample report I can view
5. Do you walk on the roof
6. Do you check all accessible electrical outlets and switches
7. Do you open and close all accessible windows
8. Do you use a moisture meter in areas prone to moisture problems
9. Do you use a gas sniffer on all gas connections
10. How do you check the A/C and furnace
11. Do you use a Digital Level when checking the foundation and include those
measurements in your report
12. Do you take pictures
13. How soon do I get a report
14. How long have you been doing home inspections
15. On average, how many hours of education do you complete each year (hopefully more than the minimum 16 hours the state requires) See my list of education!
16. How many inspections do you schedule each day (Is the inspector doing a good inspection for you or worried about getting to his next inspection)

I will give you an oral report at the end of the inspection and provide you a written report normally the same day, but no later than the next morning. The report not only explains deficiencies found, but provides information notes and digital pictures. This will help you make an informed decision about purchasing the home. Often the inspection report is looked at as whether the home passed or failed. In reality, it is an evaluation of the home so you can make an informed decision whether to purchase the home or not. Your home inspector cannot tell you to purchase the home or to walk away, he/she can only give you information so you can make a decision if this is a good purchase for you.
